Job Summary

Brinker International is looking for an experienced and motivated associate asset manager to help manage over 1,000 Chili’s and Maggiano’s leases.  This position is responsible for evaluating existing real estate positioning in trade areas, analyzing existing leases and negotiating lease extensions and lease amendments.  In this role, the associate asset manager will coordinate with the real estate development team on restaurant relocation needs and collaborate with the property management team on landlord—tenant relationship matters.  

Key Job Functions

        Evaluate real estate positioning, restaurant performance, fair market rent and lease terms.

        Review restaurant financials and evaluate the financial impact of leasing decisions.

        Assist with lease renewal analysis with input from the finance and operations team.

        Negotiate rent savings, lease term extensions, remodel approvals, tenant improvement allowances and other lease amendments.

        Work with attorneys during the negotiation process and drafting phase of lease amendments to oversee completion of lease amendments.

        Build and maintain working relationships with real estate brokers.

        Collaborate with cross functional departments on various lease or real estate matters. 

What You Bring to the Team

        Minimum 2+ years of experience within commercial real estate management or brokerage.

        Background in lease evaluation and lease negotiation.

        Bachelor’s degree in real estate, business, finance, economics, or related fields preferred.  Real estate license or other certifications are beneficial.

        Understanding of restaurant financials and the ability to prepare basic financial analysis.

        Collaborative approach and respectful relationship style with colleagues, brokers, and third-party landlord partners.

        A competitive drive to achieve the best outcome.

        Ability to work on multiple projects and to meet deadlines.

        Professional written, oral, and interpersonal communication skills.  

        Proficiency in software applications for real estate asset-management and Microsoft Office (Word, Excel, Power Point) and the ability to learn new software applications.
